London set for office fit-out boom – but it’s not the only space

With the imminent completion of the Walkie-Talkie, Cheesegrater and The Shard in the capital, construction and office space professionals are talking of an office fit-out boom. While landmark developments in the capital get most of the column inches, other new facilities across the country are coming online too.

In Leeds, the refurbishment of the much vaunted Tower Works building has proved a success, with 80% of capacity already reached. Launched on to the market in July 2012, it is part of the wider Holbeck Urban Village scheme.

In other major cities too there is a busy pipeline of works. Liverpool is seeing a great deal of activity around its historic waterfront – most notably the multi-million remodelling of Birkenhead Docks.

Manchester is also continuing its transformation into a modern working city, while Birmingham is seeing a surge helped by the overhaul of New Street Station.

In London, there have been reports of price cuts in leases and construction firm costs; as a result, remodelling rates are up – as indicated by the refurbishment of the iconic Number 1 Trafalgar Square, formerly known as The Grand Buildings. A major overhaul of its atrium is underway this month, creating an additional 12,000 sq ft of office space.

With the Government still urging companies to invest in the UK and help drive the country out of its current economic circumstances, the successful delivery of new, workable office space will be seen as key.

As evidenced by developments outside of the capital, it is not just in London that new and affordable office space can be found.
