Mezzanine floor gives boost to fairytale home

A spectacular property with a price tag of €2.75 million has come onto the market in Ireland. The innovative design includes clever use of mezzanine floors to increase the overall living space.

Harlech House in Dublin 14 was originally built in 1798. The detached property, which stands in a large plot of mature gardens and fruit trees, was redesigned in 1993 and the main house now boasts seven bedrooms, three with vaulted ceilings and  mezzanine flooring  mezzanine flooring, two further bedrooms at garden level and several bathrooms, some en-suite.

Set over three floors, every room is superbly appointed, from the impressive wine cellar to the large office and storage area on the top floor. The bespoke kitchen with its custom built units, marble worktops and walk-in cold store, is finished with top of the range equipment.

The large sitting room on the ground floor has a unique fireplace made from Connemara marble and French doors leading onto a balcony overlooking the garden. A master suite set on three floors, with two bedrooms and a luxurious his-and-hers bathroom, is accessed through the sitting room. A music room with an area of mezzanine flooring and a large family room complete the accommodation on the ground floor.

There are several outbuildings in the grounds, including a large garage, complete with an inspection pit, and a fairytale summer house. The fantasy theme is reflected in the design and fittings throughout the house, featuring dragons and other mythical figures, making this a truly individual home.
