Online learning provider 3P Learning has become the first new tenant in premises which have just been transformed by a complete office fit out office fit out, taking 4,351 sq ft on the fourth floor of Bull Wharf in the centre of Bristol.

The newly refurbished office block is situated alongside the floating harbour and offers extensive waterside frontage from one aspect. It is conveniently located no more than five minutes’ walking distance from the central Broadmead shopping centre and under one mile from Temple Meads railway station and the Temple Quay development.

The office fit out, which was overseen by the Project and Building Consultancy arm of DTZ, involved a upgrading of all internal services, including a new air conditioning system and the modernisation of the exterior façade and all common parts of the building. Extra car parking spaces have been created by reconfiguring the entry and exit points of the secure basement car park.

Internal work has included fresh décor in vacant offices and the installation of raised floors as part of the opening up of the reception area.

Existing tenants in the six floor office block include insurance giant Legal and General, law firms Ashfords LLP and CW Law, and consulting firm Kaisen.

CEO of 3P Learning, Jayne Warburton, explained that the company required a flexible space with room for growth in a convenient city centre location, close to shops and transport links, and said that the waterfront view is a bonus that makes Bull Wharf the perfect choice.
